There were just over 14,000 foreigners who bought apartments last year. The majority of properties were purchased by Ukrainians, but Belarusians are currently buying apartments at the fastest rate.

These are the conclusions of the latest study by the GetHome portal. The Polish housing market is almost completely open to foreigners, except for the border zone, which is adjacent to the state borders. This includes, among others, the Tri-City, Szczecin, Świnoujście, and Zakopane. EU citizens do not need a permit to buy real estate in Poland.

"It is clear that the war has cooled the ardor of foreigners, especially citizens of Germany, France, Great Britain, and the United States, to buy apartments in Poland," Marek Wielgo, an expert at the GetHome.pl portal said.

However, the largest group of apartment buyers are Ukrainian citizens, which is a continuation of the trend visible since the annexation of Crimea by Russia in 2014. In 2023, Ukrainian citizens purchased nearly 6,900 apartments, about 10 percent more than a year earlier.
